Madison Street zoning overlay district The Village is considering the creation of the Madison Street Planned Development Overlay District within the Oak Park Zoning Ordinance. This proposed district likely would be temporary, intended to give the newly formed advisory commission, the Madison Street Coalition, time to evaluate and provide recommendations to the Village Board on regulatory provisions outlined in the Madison Street Corridor Plan. The proposed overlay district would require anyone seeking to develop more than 2,500 square feet of land or building within key intersections to apply for planned development approval. The district also would create regulations for bulk, yards, use, parking, service delivery and development standards. The key intersections where the overlay rules would apply are at Harlem Avenue, Home Avenue, Oak Park Avenue, East Avenue, Ridgeland Avenue, Lombard Avenue and Austin Boulevard.
