Building and Property Standards

The Building and Property Standards Department administers the Village's construction, property maintenance standards and zoning regulations. The department issues construction related permits, conducts inspections of all construction projects at specific stages of progress and performs regular property maintenance standards inspections of all multi-family buildings containing four or more units. Through the Neighborhood Walk Program, the Department also conducts exterior maintenance inspections of all structures including single-family and two- and three unit dwellings in the Village.

Oak Park regulates construction through a range of national and international codes. Effective April 1, 2004, the Oak Park Building Codes and Standards include the 2003 Edition of the following International Code Council (ICC) Codes and the 2002 Edition of the National Electrical Code as:

  • 2003 International Building Code (IBC) for commercial buildings with local amendments
  • 2003 International Residential Code (IRC) for one- and two-family dwellings and their accessory structures with local amendments
  • 2003 International Electric Code (IEC) with local amendments and the 2002 National Electric Code (NEC) with local amendments
  • 2003 International Energy Conservation Code (IECC) with local amendments
  • 2003 International Fuel Gas Code (IFGC) with local amendments
  • 2003 International Mechanical Code (IMC) with local amendments
  • 2003 International Fire Code (IFC) with local amendments

The Village also enforces the following codes and acts:

Many of these texts can be viewed at local libraries and on the Internet. The Village of Oak Park amendments may be purchased for a nominal fee or viewed at the Building & Property Standards Department in Village Hall, 123 Madison St.
